Founded by Gyorgy Racz and Auxence Pinchon, DANUBE PATRIMOINE is here to assist you before, during and after the transaction.

Apartment search: we pre-select the right apartment for you, based on your goals and criteria.

We have no agreement with the owners or real estate agencies, our impartiality is clear.

Once you have choose the right property, we organize the visit, Gyorgy (George) is there permanently to translate your questions but also to detect the potential problems as well legal as technical (structural problem on the frame, roofing to redo, etc ...).

We can pick you up at the airport.

Negotiation and Transaction: we help you to reach the right purchase price, our commission being fixed, we have no interest that you paying too much for a property.

We accompany you on the day of the transaction to one of the notaries of Budapest (We try to find one who speak your mother tongue).

Installation: We take care to open the water meters, gas, and electricity to your name. We present you a insurer who speak your mother tongue.

Financing: We help you find a bank in France or Hungary to finance your investment.

Leasing and administration: we can introduce you to a real estate agents or directly find tenants for you.

We can translate the minutes of general meetings of co-owners of your new condominium.

Property reconditioning: reconditioning is really complicate to manage in Hungary, foreigners are easy targets for extra billing attempts, or not accomplish the work even if you have settled important advances.

We operate in different ways. We draw 2D plans with you and then we offer craftsmen for each trades.

Then we present you the bill of the materials that we us, week after week.

You also directly pay the craftsmen like this.

Every day we send you photos of the progress of the project.

Lump sum operation is also possible.

We can also manage the layout.

Grouping: We try to reunite the foreign owners in the same buildings to let you weigh on the destiny of your property.

Prices list

Property search, negotiation and transaction: 2500 € (500 € service start-up fee, 2000 € after the sales agreement).

The installation (insurance, put the counters at your name): 200 €

The rental: 80% of the first month rent cost

The administration: 80 € / year + 10 € by reminder letter in French, English or Hungarian.

Workyard management: from 20 to 100 € / m² (2D plan included, depending of the workyard scope)
